London has growing number of foreign based landlords and homes let-in by international owners grew from 2017 to 2018 by 5 per cent in 2018. About 12 per cent of the homes let in London were owned by foreign landlords in H1 2018 and lowest numbers of foreign landlords are in the East Midlands (at 3 per cent). About 44 per cent of the landlords in UK are from Western Europe and 16 per cent are from Australasia followed by North America (14 per cent), Asia (12 per cent) and the Middle East (9 per cent).
In the previous quarters( second half of 2017 and quarter1 2018) years, international investors were discouraged by tax bills, higher stamp duties, the exclusion of capital gains tax exemption and Brexit, but, in the second quarter of 2018, international investors returned due to discounts offered by the property sellers, lowering asking prices, greater choices, softening rates and sterling depreciation.
