Social factors

These are the factors that affect the lifestyle of people. It is basically the religion, family and financial status of the people. These factors also focus on the issues of people such as poverty, youth social procurement, and crime response. (Social Reports, n.d.)

Poverty

In Toronto almost 46% of recent immigrants live in poverty, about 37% of female lone parents live in poverty, about 33% of people in racialized groups live in poverty and about 30% of people with disabilities live in poverty.it is very difficult to find jobs with the growing of temporary, contract, part-time jobs. Life is getting very expensive in Toronto because of increasing cost of housing, transit and healthy food. (Social Reports, n.d.)

Immigrants

It is a global city which attracts tens of thousands of people round the globe. It is considered to be the most multicultural area in the world. Toronto have comprehensive resources to help newcomers settle. It has people from all the cultures and ethnicities. (Social Reports, n.d.)

Religions & Cultures

Religion and Culture is one of the major social factors in this region as it is a multicultural city and the preference and likings of people are mostly dependent on their religion and culture. It is also an important factor because which is acceptable for one religion might be a taboo for another. Canada rejoice number of cultures and traditions.

Psychographic Research

Psychographic research is the study of the lifestyles of people. It is the study of the values, opinions, attitudes, interests, and personality of the people. It helps in understanding the consumer in a better manner. This research focuses more on the attitudes, interests and opinions of the people which is why the factors are known as ‘AIO’ variables.

These are the various psychographic factors:

  • Lifestyle.
  • Activities, Interests, and Opinions.

Financial District and its Psychographic profile

The Financial District is a major business hub in Downtown Toronto. Most of the population over here is of office workers. It is also known as the 9-to-5 neighbourhood. The personality and the lifestyle of people of this region is different from others. It is more of a walkable region and people over here prefer walking on any other means of transportation. People living in this region have a healthy lifestyle which reflect their style of living and style of carrying themselves in public. As this region is the business hub of the city, 75% of the people here are office workers and have high average income. This shows that they have a higher standard of living and a higher spending as compared to other areas.

Community Economic Development

This a process by which the community improves the economic, political and social well-being of its people. Economic growth is an important factor that leads to the overall development of the community. These are the various factors of economic growth:

  • Natural resources
  • Physical Capital or Infrastructure
  • Population or Labour
  • Human Capital
  • Technology
  • Law

Economic development in Financial District

The Financial District is one of Canada’s major business centres which has an opaque cluster of office workers. It includes the headquarters of Canada’s business and financial sectors. It also includes large prominent commercial office buildings which are inhabited by large tenants. Union Station is the major transportation junction for this region and is the end-point for most of the commuters coming in the region. The easy access to transit at union station has been one of the important drivers of employment growth in the heart of the community. In one of the future Financial District has decided to continue to consider future employment growth and shield the economic competitiveness of the community, city, region, province. The priority for development will be the walking distance to Union Station for non-residentials. (Downtown Plan, n.d.)

Every community has various visions and goals that they want to achieve so that they can serve their community better and give them healthy atmosphere to live and grow. Some of the goals for this region are:

  • Connectivity
  • Prosperity
  • Resiliency
  • Responsibility
  • Complete Communities (Downtown Plan, n.d.)

They want to use their land effectively and move their economy from present scale to better scale for development of community. They want to have high mobility, building parks and public realm, building for liveability, increase community facilities and housing, have multidimensional culture, and resiliency. There must be consideration of both physical and social infrastructural needs, both on site and within the neighbourhood. There will be focus on future job growth and strong institutions which will support the idea. They will focus on expanding, improving and connecting empty public spaces so that they may bring in more public to such places. From past two years they have focused on more walkable community: pedestrian and public realm improvements. They have also built a long-term cycling network. (Downtown Plan, n.d.)

There will be integration of green infrastructure, expansion of thermal energy networks (e.g. deep lake water cooling). More encouragement of low carbon energy infrastructure. There will be expansion of water-related servicing to support development and reduction of groundwater inflow/infiltration into sewers. They will build more cultural corridors and cultural precincts, retention of live music venues and noise. (Downtown Plan, n.d.)

Key components of healthy growing community

Healthy, stable and affordable housing
