A commercial property management involves handling non-residential properties like offices, retail spaces, shopping centers, storage facilities, and industrial buildings. It encompasses the tasks and responsibilities of operating an income-producing property (Smith, 2020).

Usually, the landlord or property owner signs a lease or rental agreement with tenants. The owner and manager may be the same person for small rental properties. Owners of larger properties often hire a resident property manager or a property management company to handle various landlording tasks. In such cases, the manager does not simply sign the rental agreement; they must also provide tenants with information about whom they authorize to receive notices, such as a tenant’s notice to end a tenancy (Brown, 2021). If you designate a manager to receive legal papers, ensure they are available to tenants for this purpose. With all manager responsibilities, make sure you have a clear agreement with your manager regarding all their responsibilities, their schedule, pay, and other important terms.

Expectations from Property Managers

Landlords typically expect their property manager to collect rent on their behalf, search for suitable tenants, handle and maintain the property, deal with disputes, and resolve any issues at the end of a tenancy. Essentially, the property manager acts as the landlord’s agent, overseeing their investment. Property managers require the full legal names of the landlord and the tenant in all tenancy agreements and applications. In the case of an individual, include the full legal name on the tenancy agreement. Landlords should always verify the tenant’s identity at the beginning of a tenancy. In the case of a firm, include the legal company name rather than the trading name or name of the franchise holder. For a trust, include the names of the trustee(s) as well as the name of the trust (Davis, 2018).

To conclude, commercial property management involves a variety of responsibilities, obligations, and occupations within the realm of the commercial real estate market. On one end, it serves as a description of the process and procedures latent within any or all administration, inclusive of the maintenance, upkeep, service, and provision of a piece of commercial property. On the other end, commercial property management may apply to legislative statutes and legal requirements that must be adhered to within the undertaking of commercial property (Anderson, 2022).
